Property Flyers: We have the capability to prepare a professional marketing sales tool including graphics and highlights of your home to distribute to the brokerage community and potential buyers.

Multiple Listing Service (MLS): Information about your home will be included in the Multiple Listing Service, a database of currently available properties accessible by real estate professionals.

Step One - Preparing the Home for Sale :

  • Property Inspection - Before we list the home, we will inspect and identify improvements that could increase profit on the sale.   The home should look as neat as possible before photos for marketing are taken.
  • Staging - If requested, a professional decorator will stage the home so it can be presented in its best possible light, a fee will apply.
  • Establishing Goals - Markets can fluctuate so it's important to establish your goals so that we can work hard to meet them.   How do you want the ad to look?
  • Listing Price - Establishing a competitive listing price is critical to the success of the sale. We as Realtors use the most advanced CMA tools to derive the right price.
  • Relocation - Prospects for your seller's home also come from relocation services, corporations, executive search firms and fellow associates who keep track of potential buyers and maintain relationships with former clients.

 

Step Two - Promoting the Property:

  • Digital photography/virtual tours- Once the home is ready to list, we will have quality digital photos taken and virtual tour implemented.
  • Full-color property brochures - We should prepare a professional marketing sales tool including graphics and highlights of your seller's home to distribute to the brokerage community and potential buyers.
  • Full-color postcards &/or flyers of the home can be designed and distributed at showings, open houses, public venues, and through direct mail.
  • Insure you provide your client with periodic status reports including buyer reactions to your home, allowing us to continually evaluate and reassess our marketing strategy.

Step Three - Showing Your Home:

  • Broker Home Tour, we invite all our agents to view your home, so that they are familiar with its features.
  • Public Open House - Following the Broker Home Tour we will mutually agree whether to hold a public open house and present your seller's home to the general public.
  • Marketing Kits - All materials regarding the promotion of your seller's home i.e., flyers, brochures, postcards and MLS listing sheets will be available.

Step Four - Expectations:

  • All calls and email inquiries regarding your seller's home are to be followed up immediately!
  • Access to the property will be secured by us though secure lockboxes and no one will gain admittance to your seller's property without your permission.
  • It takes time! - Remember to be patient - selling a home can take time sometimes - if you know this ahead of time, you are one step ahead of the rest!
